Oh, Kate. All these posts are an embarassment of riches. This house has been saved on my list for a while just to keep an eye on it. It is mucho pretty but at that price it has not moved for a while. Maybe those geological issues are very very scary.

The geological issues are very real! Any property on the valley flatlands within a mile of the LA river are basically built on the sediment of periodic flooding. When an earthquake hits, that stuff vibrates into a soupy mess that doesn't support a home's weight very well. The worst damage of the '94 Northridge quake was along the river's path.
"Geologic issues" is ancient Cahuengan for "suitable for agriculture only"
Seen this house. Here's the story. Look up the address on Google Maps. Check out the satellite view. See the pretty pool in the backyard. Now go visit the house. Pretty pool is no more! It slid down the hill! Basically the house is completely unstable and has fallen out of escrow a few times. Clearly it needs six figures of work to even be inhabitable.
Amazing! $361/sq ft for a house with geological problems, where the pool actually disappeared from the property! It's amazing to me that the current owner would buy it knowing that.
